Las Vegan’s suffering losses due to work or their homes turn to Doctors for help.

A long with depression and sadness people are experiencing in the Las Vegas housing market a fear of panic if I may say.  I’m not a cilnical Dr. but I see what is happening behind closed doors for many Vegan’s. 

People whom I’ve know for a number of years who very rarely drank alcohol are starting to drink.  Home owners men and women are seeking anti-depressants because they can not deal with what is happening here.  People are scared of losing their jobs. People are losing their jobs, People are losing their homes to short sale, foreclosure, bankruptcy, or by being kicked out of a home that they were renting and now has gone to auction or foreclosed on.  Domestic violence is up too.

It’s a shame that we are in this boat that is sinking.  I take listings on a daily basis.And I will tell you that the heart ache, shame, embarrassment, and anger is very sad.  So many times I leave the listing and just think to myself how can this be happening to so many people?  I heard the other day that 8 out of 10 home owners will be removed from their residence due to this housing crisis.

We all need to support each other more than ever and understand that you are not alone in this situation.  It is a unavoidable situation for many people to be in but it can and will get better. 

Remember your home is just four walls and stuff to hold it in place.  You can make your home anywhere you want and move forward with life.

Singing homes in Las Vegas, NV.. I feel pretty, oh so pretty……..

I feel pretty and witty and bright. If homes could sing I think all of the poor Las Vegas homes that have been sitting vacant for a number of months/years would be singing this song….

If anyone has set foot into a foreclosed home or bought one you know what I’m talking about,,, most of the homes have been torn up.  Toilets are missing or just plain disgusting.  Kitchens have been removed, cabinets removed, no counter tops, no sink.  Appliances stripped of the property. Yards left trashed and dead.  Interior walls written and spit on.

Electrical wires left bare hanging from ceiling fans being yanked down.  Closets have had their shelves removed. 

lLas Vegas neighborhoods left with multiple damaged homes ….

THEN a buyer comes in and purchases a home and this home is brought back to life with a little TLC and of course $$$$$…

The housing community starts to come back to somewhat normal. 

PRETTY again. 

It’s been a long time waiting for some of these Las Vegas homes.

Balloon ride: Real Estate RE/MAX agent in Las Vegas who didn’t fall out.

As a RE/MAx agent in Las Vegas we have the opportunity to go up in the RE/MAX balloon.. Weather permitting of course.  I am extremely scared of heights and seriously can’t get any higher than the first few steps on the ladder.  But I got brave one day and decided why not?  Why not get up there and see what it’s like.  So I did.  As part of going up in the balloon you need to be part of the set up and take down part.  So you show up early, usually right as the sun is starting to rise.  The pilot of the balloon instructs you on how and what to do, he then does this thing to fill the balloon up and pretty much after that you get in the basket and go. 

It is so amazing how quite it is when you’re up in the air so high.  It’s so peaceful.  You don’t hear traffic, looking down was a little frightening and if someone in the basket moved an inch I about lost my mind.  But besides that it is so very wonderful. 

If you ever get a chance to go up in a hot air balloon… DO it.  it’s amazing.  The view of the Las Vegas strip and the whole valley was wonderful.

Appraisals are changing, January, 1st, 2010..More changes related to Las Vegas Real Estate.

    • Changes are effective as of January 1st, 2010.
    • Mortgage brokers and commission based lender staff are now prohibited from selecting the FHA appraiser.
    • Lenders aren’t required to use Appraisal Management Companies.
    • When the borrower switches to another lender, FHA prohibits the 2nd lender from ordering additional appraisals to obtain a higher value, unless:  The DE Underwriter determines the 1st appraisal is deficient,  The Appraiser of 1st appraisal is on 2nd lender’s exclusionary list, or First lender delayed the appraisal transfer to the 2nd lender so as to cause a harm to the borrower, e.g. missing a closing date, or expiration of a rate lock.
    • Appraisals are now going to be valid for only 120 days for all existing and proposed or under construction properties.

The discription of a turnkey home/property in Las Vegas is a purchase or sale of a home In a condition that is ready for immediate use.

The housing market throughout Las Vegas, Green Valley, North Las Vegas, Summerlin and Henderson has the potential to be a turnkey housing market. One of the problems are with foreclosures,most of the foreclosures  are left in extremely poor condition with water damage and other interior/exterior damages these properties are anything but turnkey ready.

On the other hand short sales properties are more likely to fit the turnkey criteria.  Many people who sell as a short sale do not have any money to do any repairs, nor is it excepted for the seller to do repairs.  But, generally people who have remained living in their homes have cared for them as most home owners do.  So, the chances of you purchasing a turnkey property is highly more likely when purchasing a short sale.

Foreclosured homes sit so long as vacant homes that they lose their turnkey affect.  Toilets are ruined, yards are dead because they have been neglected for months.
