Moving to Las Vegas-Summerlin-Green Valley- Don’t wait
Friday, March 6th, 2009Come one come all. It is the best time ever to buy in Las Vegas. In some areas of the valley prices are back to where we were 10 years ago… Ok, I know that really hurts all of us that have lived here since the late 90’s but that’s just how it goes right now. Some areas are priced at one third of what they were valued at 3 years ago.
The opportunity for new people to move here is just fantastic. I have written over and over again on this subject but unless you have experienced Las Vegas life (off of the strip) you might not know what you’re missing.
You do hear the sometime disgruntled person talking down about Las Vegas but more than likely it was due to their own negative experience that Las Vegas had nothing to do with. I’ll just call it bad life style choices. That can happen in any part of the world.
So, back to the lifestyle and desire to live here in Las Vegas, if you have questions or doubts call me and I’ll help you out (702.321.983). I talk with people all the time about what it’s like to live in Las Vegas, I’m not a professional counselor or any kind of medical professional I just live here so what I’m saying is it’s just my opinion but it’s interesting.  I have many many friends and family who live here and continue to make new friends on a daily basis. It’s just normal to question an area when you’re considering moving there. If I can’t answer all your questions I can direct you in the direction of others that maybe able to help you. Sometimes i hear “well I want to move but my husband/wife isn’t sure” that’s very common. That’s why you need to call me, get out here and check it out. If it’s meant to be right for you you will know.

Friday, March 6th, 2009I have never been so excited for first time home buyers than RIGHT NOW!!!! it is the best time ever for anyone who wants to get a piece of Las Vegas property. Whether it’s a condo or a single family home it doesn’t matter. There are so many programs out there for the first time home buyer it just incredible. I wish I was a first time home buyer right now so that I could take advantage of these programs.Â
Several of my clients are first time home buyers and in my opinion they are the most fun to work with. I love the hunt to help them get the loan that fits their life, and get out there and find that dream home. Don’t get me wrong there’s a few clients who want the sun, moon and stars for a price that makes no sense (what I mean by that is little or nothing) and guess what? I’ve found it for them. It is such an achievment for me to help first time home buyers in Las Vegas.Â

Las Vegas-Summerlin’s population facts, fun and sun!
Friday, March 6th, 2009Summerlin is located about 20 minutes from the Las Vegas Strip and 15 minutes from Downtown Las Vegas. I guess you can say it was born in 1989 and continues to grow and grow , the projected build-out is planned for 2030 . Considering it’s 20 years old or so makes it pretty young but in Las Vegas standards it’s pretty old. Nothing stays around too long here but I’m talking about the casinos not homes. So back to Summerlin it is surrounded by 215 running north and south and hooks up to highway 95 which makes it easy access in and out of Summerlin.
- Â Summerlin is divided into villages, currently we have 19 villages projection is to have 30 villages.
- May of 2008 there were 39.500 dwelling units, projection is to have 80.000 dwellings.
- January of 2008 the poplulation was around 97.500 projection is to double the population.
- Summerlin’s location is in the western rim of the Las Vegas Valley.
- It has 9 golf courses.
- 22 schools both private and public.
- At least 150 miles of completed trials.
- Summerlin has it’s own Hospital, Summerlin Hospital which just put on a large addition.
- Business parks and employment centers are located throughout Summerlin.
- Plus, many other amenities.

- They are holding American Biggest Open House March 21 and 22 from 10 a.m to 6 p.m. Located throughout Summerlin.
- 8th annual Tour de Summerlin being held April 25th. Meeting place Vistas Park in Summerlin.
- Easter egg hunt for the kids.
- Doggie day in the Crossings park.
- Art festival located in the Summerlin Centre Park.
- Snow day at the Arbors Park.
- Fourth of July Parade.

Half price homes in Las Vegas-ask Penny O’Brien with RE/MAX Experience
Friday, March 6th, 2009Holy cow there are so many great deals and steals here in Las Vegas. What are you looking for? Single story? Two story? Highrise condo? Two highrise condos? For example:
- Some highrises are selling at foreclosure rates of less than half of their normal price two years ago.
- Some areas of the valley are experiencing prices that have dropped by two thirds.
- A majority of homes are about half price but, I am seeing the prices in some location dropping by over 5% more a month.
- If you desire a foreclosure now that you are taking some risks purchasing that property. There will be no disclosures given to you so you are at risk.
Of course you must have an inspection so that can give you some peace of mind.
Understand that right now prices are down to about where they were 10 years ago.Â

RESPA = Real Estate Settlement Procedures Act
Tuesday, March 3rd, 2009The final rules reforming the Real Estate Settlement Procedures Act (RESPA) have finally been published by the U.S. Department of Housing and Urban Development (HUD). These changes to the RESPA rules do not involve the real estate agent; but they are important to know and understand so that the agent can help his client understand lending and closing disclosure requirements.
The changes shortened the four-page standardized Good Faith Estimate (GFE) form to a three-page form. Effective January 1, 2010 HUD will require mortgage lenders and mortgage brokers to provide consumers with the new standard GFE form within three (3) days of receiving an “application”. The new GFE has a summary of key terms of the loan, an estimate of total settlement charges, and an estimate of total settlement costs. Page 3 of the GFE form provides space in a chart format for a lender or broker to present a borrower with two additional loan options. This is for comparison purposes so the borrower understands that a higher interest rate could reduce up-front settlement costs and a lower interest rate could increase the up-front charges a consumer would pay at the closing table. Lenders/brokers are not required to fill out this chart; it is optional.
The Settlement Statement (HUD-1) form is redesigned to have the same categories of loan information as the GFE form (although these are not necessarily in the same order as the GFE form).

The GFE has a section on page 2 which explains to the borrower what settlement charges may vary in the HUD-1. It says, “

This GFE estimates your settlement charges. At your settlement, you will receive a HUD-1, a form that lists your actual costs. Compare the charges on the HUD-1 with the charges on this GFE.
Las Vegas Foreclosures - The Best Priced Foreclosures in Las Vegas!
Tuesday, March 3rd, 2009If you want to get the best deal in Las Vegas foreclosures, it’s gonna take some time to research but it is doable. First of all pick the location you desire. Whether it’s Henderson, Green Valley, North Las Vegas, Las Vegas, Summerlin or Spring Valley.
Questions to ask yourself:
- How many sq. ft.
- Fixer upper or not
- Bedrooms
- Of course location
- Hud home or not
- Pool/spa

It’s going to get ugly before it gets better in Las Vegas-RE/MAX agent opinion
Tuesday, March 3rd, 2009On a daily basis I have clients and customers calling on me to hear my opinion about the market. Let’s get one thing straight. Personally, I am a very optimistic person yet I am a realist. I call it like I see it. If you want to know about mortgage rates I’ll give you the number of someone that can assist you with. If you need information about title companies, insurance companies or most anything that pertains to buying a home or selling a home I can help you.Â
The reason I say it’s going to get ugly before it gets better is I am seeing more confusion within the market of Las Vegas than ever before. Granted I have been an agent for 10 years so I haven’t seen everything that could and would happen with more time, This is what I know: right now agents are in a uproar with the banks giving certain Realtors all the REO contracts. Let me explain a little more. The banks hand out their homes to be sold to a limited amount of Realtors in Las Vegas, It is almost impossible of agents like myself to get into the REO market right now because the banks have a select few they are dealings with. I think the main reason for that is because the banks just don’t have the time to try to find experienced Realtors, they are so busy trying to handle everything else they have to deal with.
The issue some agents have about this situation is that these Listing companies have so many Foreclosures/REO’s that they are not doing a good job maintaining them, to put it lightly. It’s very frustrating as an agent to be out showing properties and there is no key in the lock box or the key doesn’t work. The list of issues is so many but the most irriating issues happen when you are writing an offer. My experience with working with these REO listing companies is they do not follow through.. For example: I write the contract with my clients and we send if over to the listing company. First of all I ask is if they received the contract. That’s the first hurdle. If you are lucky enough to get an answer back it’s a miracle. See what I’m talking about? Then after calling and emailing many times during the week finally someone will give you an answer which is either NO we didn’t recieve it which you know they had to have because I sent it over to their office 4 times) or yes we did but the bank has accepted another offer. REALLY? I can’t prove this but I can tell you from experience more than likely they just sent over a contract and didn’t send multiple offers and ours wasn’t recongnized…
There is a lot of in house deals going on too which is a little unethical. Which is the REO company gets the listing and before the listing goes public someone within the REO listing office lets peopel within their office or others friends know about the place first. I’m not a disgruntled agent I just wish the banks would spread this REO’s out more among agents. The real estate market in Las Vegas could and would work more smoothly.
