Oh my, if you haven’t experienced Summerlin you should, if not now soon. Summerlin is a master-planned community in Las Vegas. Being a cerifiied Summerlin Specialist and resident I can’t say enough good about this place. It has so many free things to do. They have a Holiday snow day, easter egg hunts, doggie day in the park, music in the parks the list just goes on and on. You do have to pay a monthly fee that is part of the expense to living in Summerlin.. The monthly fee pays for the landscaping, parks, seasonal decorating and so much more.Â
I have participated in the Fourth of July parade they have. My office actually receivied the number one business decorated float. It was a lot of fun.. Summerlin is extremely hot on the fourth but it was worth it. The parade cotinues to grow year by year.Â
Summerlin holds a Art show in the Summerlin Centre park every fall. Like I said the list just goes on and on with the activities Summerlin offers. Below is a link that shows the different parks and villages located in the Summerlin area.Â

can you no longer afford the adjustable mortgage rate on your home? Â the real estate market in Las Vegas looks like a scary place. and you’re right if you feel that way.
if you can’t afford your ARM try these suggestions:
- Refinance your mortgage.
- If you’re late on payments call the bank/lender and ask them to work out a plan with you.
- Rent your house and move into a smaller rental you can afford or move in with friends and family for a short while.
- Call all your creditors to see if you can get your interest rate on credit cards reduced.Â
- Call your Realtor to see if they have any advice for you.
Know that you are not alone when it comes to making these calls. the banks and lending firms are very familiar with calls like yours. Make sure you explain to them you want to keep your home, you don’t want to lose it in a foreclosure but that could be the road your going down if they don’t work with you…Be prepared to possibly have someone who may not be the easiest person to reason with. The banks are working on overload these days. DON’t take it personally.. It never hurts to ask. Be persistant

I think many people don’t know a little secret about renting. You seriously can rent a house instead of an apartment for the same price per month. You also can buy a house for the same amount your paying for rent on an apartment. Not everyone wants to be a homeowner but why not rent one? I have been called the rental Queen. My clients like my service because I can negotiate a great deal for them…and it makes them very happy. Happy clients makes me happy.  call me and let’s talk rentals…..

a pit stop is where a Real Estate agent stops into the office for refuelling (free coffee and bagels), new ideas on what’ s happening in the market, repairs to your mental state, a few minor adjustments to your sells attitude, a agent handshake exchange, or any combination of the above.
My office pit starts at a row of reserved  parking spaces which runs vertical  to the front of the office. The row consists of 8 parking stalles (reserved just for RE/MAX agents) . the office does not supply enough reserved spaces so not everyone can consider they are part of the pit stop crew at one time. At any given time we need at least 15 pit stop stalles. Depending on the circumstances you could be in the pit for some time or just get in and get out. You may have clients in the car so it’s a quick run in to pick up some needed information. Sometimes those clients need to go in to make use of their own pit stop time.
At our RE/MAX office you will notice some of the same cars in the pit for a number of minutes to hours on a daily basis. I know our Broker and secretary are always in the pit. Sometimes I’ll park in the pit but if I’m going to be in the with office for a fair amount of time, I will park away from the pit so that others may use it. Sometimes patrons to the other businesses will use our marked pit stalls to run in to pick up their pizza. (can’t blame them I guess)
For me making pit stops is a necessity, It makes me focus more on my business, you never know who else is going to make a stop and what you might learn from them. It enlightens my day, helps me keep on schedule, not to mention I really enjoy seeing the agents and office staff in my office.
I made an unexected pit stop the other day to find everyone in the office was decorating our office for the holidays. Pit stops into my office are a very crucial part of my success in Real Estate.

Penny made my buying experiences magical. I bought two rentals and everything had to be perfect because I needed to close on the rentals within 30 days of each other. Penny made sure the paperwork was in good order, consulted me on the offers, followed up with the seller for a quick answer and kept the sales process moving. She communicated with me almost daily and at times acted as the liaison between the lender and me. I appreciate all she did and look forward to future transactions with Penny.

The Nevada Legislature met on December 8, 2008, to handle the budget shortfall. Governor Gibbons called legislators to Carson City due to a severe budgetary crisis – one of the worst in the history of the state. Legislators were tasked with identifying nearly $340 million in cuts to the budget, on top of the $1.2 billion already cut from budget. This Special Session was necessary because the deficit needed to be addressed before the start of the 2009 Regular Session.

Four pieces of legislation were introduced and ultimately passed—all of which will expire on June 30, 2009 (end of the current fiscal year). Everything passed in this Special Session was enacted in order to see the state through the end of the current fiscal year. The 2009 session, which begins on February 2, 2009, will be tasked with cutting another $1.5 billion out of the state’s biennial budget.

This bill redirects dollars cut out of various state funds and accounts to the General Fund, including reductions in economic development, tourism, low-income housing, homeowner disaster relief, higher education, museums and history, the Millennium Scholarship, disaster relief, indigent accident, pollution control, verification of insurance, silicosis and diseases related to asbestos, and various recovery funds.

AB2 – Revises provisions governing state financial administration

This is the much talked-about line of credit from the local government investment pool, essentially a loan of up to $160 million to the State of Nevada. The line of credit constitutionally can be paid back within 20 years but the Legislature plans on paying it off within five years. This bill also includes some budget reductions to certain programs and agencies for this fiscal year, and redirects those dollars to the General Fund. It also eliminates the administration of norm-referenced exams for the 2008-2009 fiscal year – this particular state exam is a duplication of efforts already under way through the No Child Left Behind legislation.

The holiday season seems to be a little different this year. I have noticed that there is a lack of Christmas lights up compared to previous years. Having lived in the same community of Summerlin for over 10 years I notice that many homes are not decorated, you know the ones you always counted on seeing lite up when you drive by. It makes me wonder why the change? Is it people aren’t in the holiday spirit that much do to the economy? Have people lost their homes do to foreclosure so there are different people living in the home who aren’t going to decorate? Yesterday after showing rental properties to a client I came home and hung my Christmas lights up. Maybe because I saw a few other homeowners out hanging up their lights or maybe I just needed to lift up my spirits within me. I know what it is, we just need one more free weekend with free time to get out there and get busy and all will be good.
 One really nice thing about living in Las Vegas and dealing with hanging lights and decorations is the weather, it usually cooperates. We don’t have to deal with snow and blowing winds or those hard to deal with ice storms. Merry Christmasand Happy New Year.
