The number of lisitngs changes on a daily basis right now about 01-200 listings a day (average numbers), give or take a few.  the number of lisitngs will go either up or down. These lisitngs include all of the state of Nevada that are available for sale or rent through the MLS ,this number does not include home for sale by owners.

Looking for the home you want can be fun and frustrating at the same time especially since Las Vegas has more foreclosures to pick from than most states in the United States. Understand that there is more than enough homes to choose from right now.. Don’t allow fear when it comes to getting what you want. The truth is there is more than enough homes no matter what your needs are. The resources are everywhere. Not everyone is buying a home for the same reason.. Some are purchasing for their own personal residence while others are buying for a second home or an investment.Â
What are your intentions? What will work best for you? Are you open to other ideas than what you have your heart set on? If you look around with an experienced agent you should be able to find what it is your looking for. It does take some energy and open mindedness but if you remain open to suggestions that your Realtor has to offer it could open all kinds of possiblilies.

The Las Vegas weather is paradise. You can drive your car with your windows down in the winter, walk around the  streets with no chill and enjoy life. If you move here you will love it!
 Move here like I did 10 years ago. I moved from a small town of 800 people. What a change for me. One of the reasons for my move was the weather.  Did I mention how nice the evenings are? The nights in Las Vegas during the winter do get a little chilly, yet they are so beautiul.. it is the desert,  people don’t realize that the temps drop during the nights. so perhaps you put on a sweater or cover up with a blanket no big deal.
The wonderful days and evenings in Las Vegas is one of the main reasons I love living here and I am so glad I made the move.Â
No more scraping snow and ice off the windows. Or warming your car up for 20 minutes and getting inside a chilly car. No more shoveling snow away from the car to be able to drive forward. No more slippery roads to worry about driving into a ditch, running into to someone or something. Traveling in the winter snow is no fun.
I don’t miss those days at all.  Thanks to Las Vegas for the sunshine and warm weather. The sunshine comes FREE.. what a wonderful plus to living here.
What more do I need to say about buying a place in Las Vegas, people will tell you that if you move back “home” (whereever you move here from) you will come back.. It’s hard to stay away from this wonderful city.

Well, lets see…just in two of Summerlins areas 404 there are 308 rentals as of right now.. how crazy is that?  That includes condos and single family homes.  The price range is from $3995 to $845 a month . If you’re looking for a rental I can help you. No charge and expense to you.. There is also area 502 which includes Summerlin and the surrounding area.  The outskirts of Summerlin, the Lakes and Peccole Ranch.

wow, how that’s for a number? that is the total number of sales that are available for sale right now in NV. it includes not just homes for sale it also includes rentals, land, commerial and much more. The population of the Las Vegas metropolitan area exceeds 2 million residents. I’m ready to go sell some more of this great state.

So since money is tight for a lot of people these days I thought it would be a fun challenge for myself to see how many things I can do in Las Vegas for free. Well, there is a ton of fun for free.

Mandalay Bay Hotel and Casino has live birds in the lobby, plus an environment that is worth viewing throughout the casino inside and outside.

The beautiful fountains at the Bellagio Hotel and Casino

Circus Acts at Circus Circus Hotel and Casino

Wildlife Habitat at the Flamingo Hotel and Casino (live flamingos)

Sirens of TI at Treasure Island Hotel and Casino

Masquerade Village Show in the Sky at the Rio Hotel and Casino

These are just a few free things to do.
Many casinos have free entertainment in their lounges. That’s always fun usually live bands..
This just goes to show there is  many  reasons to move to this wonderful, fun city.
It’s a Real Estate agents dream to sell this city. there is just so much to do.. Even in a slumping market.

Ok in the crazy Las Vegas Real Estate market it’s always fun to talk about what my friends are doing with their money. Most of them are in good positions with their home loans and employment. But, some of them are not. Some are losing their homes due to the price reduction we are having. Most of them who are looking to rent bought in 2005 when prices were high. Or they may have refinanced their homes and are upside down on their mortgage.Â
Â
So now that they are going to be foreclosed on I need to help them find a place to rent. The scary thing about finding them a rental is their credit is damaged and it can really put a strain on the situation.

There are ways to make it work for them, it’s called negotiation between all parties involved.

You can do it. If you are paying around $800 then you can own your own place. Depending on your credit score and whether or not you have any money to put down. The higher the credit score typically the lower your interest rate.Â

Loans are more stringent than before because of all the banking issues. Yet, there are some fantastic loan programs out there.

Make sure to always hire an experienced licensed Real Estate agent and ask for referrals.Â

Remember just because someone has lots of years of experience doesn’t make them a expert. Â

I choose Summerlin as my new place to set up camp because of the Master Planned community aspect. I moved to Las Vegas from the Midwest state of Iowa which was a wonderful place to live while I was there.Â

Summerlin has the small town kind of feel even though it is very large. When I moved here 10 years ago it was much smaller than now.. We have the Red Rock casino, many fine restaurants. Wonderful schools, shops, the list goes on and on.

I’ve been a RE/MAX agent for over 5 years previous to working in Real Estate with other smaller offices for 5 years. I have lived here and sold for some time and have actually earned the “Summerlin Specialist†title.Â

I do sell throughout the valley actually 5o% percent is Summerlin sales and the other is either in the NW, SW or Henderson, Green Valley areas. The valley is growing so quickly. It is very exciting to sell Real Estate here.Â
